Course 4 - Wisconsin Risk Reduction Through Professionalism


Wisconsin licensees are kept in the "know" through the states required 18 hours of approved education. This course, number 4 in the series, focuses on risk reduction through professionalism including the topics of fair housing, NAR Code of Ethics, mandatory agent disclosures, as well as the core principles of risk management.

There are no longer elective course requirements as part of the 18 required hours. This course satisfies the three-hour requirement for Course 4, Wisconsin Risk Reduction through Professionalism.


Learning Objectives

Upon completion, students will be able to:

  • describe a variety of risks Wisconsin agents may face in real estate transactions
  • identify prohibited actions under state and federal fair housing laws
  • review required disclosures, investigations, and inspections by brokers and salespersons
  • recognize agents' duty and immunity in disclosure of sex offender registry
  • articulate the importance of disclosing agency and/or side agreements
  • describe prohibited conduct under Wisconsin Statutes and Code
  • discuss changes in common law duties and liabilities of brokers
  • describe obligations to disclose criminal convictions
  • review hold harmless provisions in agency agreements and offers
