Homeowners 2011: Property Exclusions and Conditions

Course Description
Homeowners policies include a number of exclusions and conditions. Exclusions limit the coverage granted in the insuring agreement. Conditions enumerates both the insured’s and the insurer’s rights and responsibilities under the policy.

This course focuses on the 12 general property exclusions, the 19 conditions pertaining to property coverages, and the 7 conditions pertaining to both property and liability coverages. The course is based primarily on endorsements used with the 2011 edition of the Insurance Services Office, Inc. (ISO), homeowners 3 special form (HO 3), because this is the most commonly used homeowners form. Although many insurers use their own homeowners forms, most of these are patterned closely to the ISO forms because the ISO language is court tested, rates are easier to develop, and state approval processes are quickened.

Upon completion of this course, students will have a solid understanding of:
  • all 12 of the general property exclusions
  • all 19 of the conditions pertaining to property coverages
  • all 7 of the conditions pertaining to both property and liability coverages
