Mandatory Residential Course (Core) (Utah)


The course provides a detailed overview of agency relationships and Utah licensees' fiduciary duties in general and when handling clients' earnest money deposits. It explores the various conditions and contingencies that can be added to contracts to protect clients' best interests and the disclosure obligations of sellers. Licensees will also learn about important issues affecting the real estate industry relating to wire fraud prevention, solar and security system implications for licensees, and handling multiple offers.

This course satisfies Utah's three-hour mandatory residential core course requirement.

Learning Objectives

Upon completion, students will be able to:

  • describe how an agency relationship is formed and licensees' fiduciary duties to clients
  • recognize licensees' obligations when acting as a limited agent
  • understand a brokerage's responsibilities when handling earnest money
  • describe conditions of purchase, including due diligence, appraisal, and financing
  • explain recent legislative updates and rule changes that affect Utah licensees
  • describe seller's disclosure obligations and what is considered material information
  • identify current industry issues relating to wire fraud prevention, solar/security system implications for licensees, and handling multiple offers
