Overview

The Louisiana Real Estate License Law sets forth a number of reasons why a licensee, registrant, or certificate holder may be censured, fined, ordered to take additional continuing education, or have their license suspended or revoked. In fact, Section 1455 of the License Law defines 36 specific acts that will land a licensee in trouble with the Commission. This course provides an overview of the different situations where violations are likely to occur and explains how many violations can be easily avoided by simply acting ethically and applying sound business practices.

Objectives

Upon completion, students will be able to:

  • explain the 36 causes for censure, suspension, or revocation of a license, registration, or certification
  • describe the rules governing the proper handling of money and funds received during a transaction
  • explain why licensees must provide the Agency Disclosure Information Pamphlet and, where applicable, the Dual Agency Disclosure Form upon substantive contact
  • identify why bona fide offers must be reduced to writing when a client requests that an offer be submitted on their behalf
  • explain licensees' disclosure duties when they are aware of a property's material defects
  • discuss why licensees must cooperate with the Commission during investigations and appear when required to testify at hearings
  • summarize the rules governing lawful advertising in the state
  • recognize violations that may be managed via citation by the Commission
