Florida Core Law Update

Overview

Laws governing the practice of real estate often change. For this reason, it's critically important that Florida licensees are up-to-date on state and federal laws to ensure they're conducting real estate transactions compliantly. This course begins with a review of the duties and powers of the Florida Real Estate Commission and the reasons why disciplinary action may be taken against licensees. It then discusses the different agency relationships that are permitted in Florida and the duties owed to clients and consumers. The course explores recent updates to state and federal fair housing laws to help licensees remain in compliance when advertising and working with the public. It concludes with a comprehensive overview of the National Flood Insurance Program and private flood insurance.

This course meets the 3-hour Core Law requirement for all Florida brokers and sales associates.

Learning Objectives

Upon completion, students will be able to:

  • list the duties of the Florida Real Estate Commission
  • recognize the reasons why disciplinary action may be taken against licensees and the penalties the Commission may impose for violations
  • differentiate between transaction broker, single agency, and no brokerage relationships
  • explain the necessary steps to creating agency relationships in Florida
  • recognize how to create advertising that complies with state and federal laws including the Do-Not-Call, Do-Not Fax, and CAN-SPAM laws
  • summarize fair housing laws and trending issues
  • explain the differences between service animals and emotional support animals and how that difference applies in rental situations
  • identify prohibited actions under state and federal fair housing laws
  • differentiate between private flood insurance and National Flood Insurance policies
  • summarize the basic concepts of the National Flood Insurance Program (NFIP)
